We hope that this will give you a window into some of the exciting things that have been keeping us busy and inspired.
This edition: major milestones for New Eidyn, Haymarket Yards, West Town, and Edinburgh Green, as well as an award for HubStation.
New Eidyn: A crafted sense of place
7N has been working on the New Eidyn residential development since 2017, and we are delighted to reveal our photographs of this extraordinary project.
The result is an exceptional set of 152 homes across three pavilion buildings, sitting atop of the St James Quarter in the heart of Edinburgh’s city centre.
Pictured here is the calm environment of the Concierge space - a volume characterised by high ceilings, generous proportions, and luxurious materials.
From there, an elevator whisks residents directly to the fifth floor, where they connect with the city skyline from the spacious amenity room and verdant gardens, before finally reaching the privacy of their rooftop homes.
New Eidyn is the product of a close partnership with internationally recognised residential developers Native Land and their development partner Queensberry Properties, for Nuveen Real Estate. This project has been a delight to work on and we are enormously grateful to all who have contributed along the way.

West Town masterplan takes significant step forward
7N Architects’ masterplan for a 20 Minute Neighbourhood, including 7,000 mixed tenure homes on the western edge of the City of Edinburgh, has been submitted for Planning Permission in Principle on behalf of West Town Edinburgh Limited, a development consortium led by Drum Property Group.
The masterplan for West Town embodies the principles of a 20 Minute Neighbourhood, providing a mix of uses within the neighbourhood such as shops, workspace, schools, amenities, health services, and community infrastructure. This diverse mix will sustain most of the daily needs of the new community within a reasonable walking or cycling distance, with sustainable public transport links in place to connect with the city centre and beyond.
The design of the high quality public realm is based on a people first approach to street design and an integrated approach to soft landscape ,which will create pleasant streets that facilitate walking and the spontaneous play and social interaction that comes with having a walkable neighbourhood.

Haymarket East set to complete urban office campus
In January we submitted the application for our second welbeing-focused urban workplace building at Haymarket Yards.
The BREEAM Outstanding building will provide 67,000 sq.ft mixed-use space and complement the previously consented adjacent office building to form an urban workplace campus at a key public transport hub.
This benchmark development responds to the recent shift in occupier demand towards workspace that is focused on the welfare of the occupants, meeting contemporary ESG policy requirements for sustainability, wellbeing, and connectivity to public transport and active travel.
We are really excited to see this project come together and are grateful for the commitment shown by our client, Elgin Haymarket Ltd.

Edinburgh Green campus secures planning approval
We are pleased to share that City of Edinburgh Councillors have approved our Edinburgh Green proposals for Shelborn, a net zero carbon (in operation) workplace campus to be built at Edinburgh Park, that will be a major step towards helping the city meet its shortage of Grade-A ESG office space.
This development will be built to BREEAM Excellent and WELL Gold standards and will deliver over 800,000 sq.ft. of high-quality office space, new cafe space, Scotland’s largest EV charging hub, sports facilities, and almost eight acres of publicly accessible parkland. Work on site is anticipated to start later in 2024.

HubStation wins award
HubStation has been highly commended in the prestigious NLA Awards.
Our project was up against very strong competition and so we are delighted to see it recognised as a progressive, sustainable benchmark for the future of rail transport.

We’re looking forward to 2024, a year that is shaping up to be really special for 7N.
Our team celebrated the end of the year in style and we started January with an inspiring talk about ‘Goal Setting for the New Year’ in partnership with Women In Property. It was a pleasure to host this exciting group and we look forward to hosting more events over the course of the year.
